We love to deliver great outcomes for our clients! To make this possible we spend time getting to know you, to fully understand your circumstances and requirements. This is how you can expect to work with us:
Getting to know you
We place a huge importance on getting to know one another! By thoroughly understanding your circumstances and goals we can look to provide you with the most suitable mortgage advice.
We also understand that there are rarely enough hours in the day, and therefore look to make working with us as easy, and time efficient for you as possible. The Harding Portal enables you to update your profile and provide the required information/documentation at a time that suits you! In addition, meetings with your Mortgage Adviser can also take place at a time convenient for you – either over the phone or via a Microsoft Teams video call.
This stage of process is at our expense – there is nothing for you to pay whilst we are getting to know you better.
Upon getting a more detailed understanding of your situation we will search the market to identify appropriate options for you. We are independent, whole of market mortgage advisers, which means we are not tied to any particular lender and instead focus solely on finding a suitable arrangement for your needs.
Our research fee is £250, and this will need to be settled prior to us starting our research.
Advising on your new mortgage
Once we have identified a suitable mortgage for you, we will provide a personalised mortgage report detailing our recommendations, and we will run through this together.
Implementing your new mortgage
Once you have reviewed and approved our recommendations in the mortgage report and are ready to go ahead with your mortgage, we will manage the implementation process with the mortgage lender for you. We understand that there can be a lot going on with estate agents and solicitors at this stage of the process and so the Harding Portal provides you with updates on the progress of your mortgage application.
On implementing your new mortgage, we will receive a commission payment from the mortgage lender. If this commission payment exceeds our minimum fee of £750 then there is no further fee for you to settle, however if the commission payable is less than £750, the difference will need to be paid by you. We will confirm the commission payable to us at the advice stage of the process.

Once your mortgage is in place you can sit back and relax. We will continue to keep in touch and are on hand should you have any questions throughout the process.
